Basement Slabs Need a Different Plan

Basement floor coatings face a different problem than garage floors. There is no road salt down there, but there is the ground. A basement slab sits against soil on one side and house air on the other, and in Dubuque's humid summers that slab can pick up moisture from both. Moisture is the main reason basement coatings bubble, whiten or lift, so every basement job we do starts with a moisture reading.

Older homes, older basement floors

Dubuque has more old houses than most Iowa cities. Census figures for 2019 to 2023 show 30.4% of homes here were built in 1939 or earlier. Basement floors in homes that age can be thin, uneven, patched with several mixes, or painted more than once. Some were poured with no vapor barrier under them. Newer homes on the West End and in Asbury usually have smoother slabs, but they can still sweat in August. We plan around the basement in front of us.

Signs of moisture before you coat

  • White powder (efflorescence) on the floor or walls
  • Dark, damp patches that come and go with the weather
  • A musty smell or condensation on cold pipes
  • Paint that has bubbled or peeled off the floor
  • Water at the base of the walls after heavy rain

If we see these, we test further. Light vapor can often be handled with a moisture-tolerant primer under the coating. Liquid water coming in through cracks or along the wall line needs a drainage or waterproofing fix first. We will tell you which one you have.

Radon comes first

The Iowa Department of Health and Human Services reports that 71.6% of Iowa homes test above the EPA action level of 4 pCi/L, the highest share in the country, and all of Iowa is radon Zone 1. Sealing the floor can close small cracks, but it does not lower radon levels the way a mitigation system does. Test before you finish the basement. If a mitigation system is going in, plan the floor around its suction point.

Finishes that suit a basement

A solid color epoxy brightens a dark room and is easy to mop. A partial flake floor adds a little texture and hides dust. Metallic epoxy, with its poured, swirled look, is a favorite for rec rooms, home bars and media rooms. For laundry rooms and workshops, a chip floor with a bit of grit is easier on the feet and safer when wet. In every case the coating seals the dusty surface of bare concrete.

Planning the work

Basements have stairs, mechanical rooms, water heaters and storage. We work out ahead of time what has to move, where the grinder and vacuum will run, and how the area will be ventilated while coatings cure. Floor drains and sump pits are masked and coated around, never sealed over.

What This Covers

Basement work starts with a moisture test and ends with a sealed, easy-clean floor.

Moisture testing

A reading on the slab before any system is chosen, with a moisture-tolerant primer where needed.

Old paint and sealer removal

Prior floor paint ground off so the new coating bonds to bare concrete.

Crack and joint repair

Cracks and uneven joints filled and ground flush.

Solid, flake or metallic finish

A finish matched to the room: laundry, workshop, rec room or bar.

Drain and sump detailing

Floor drains and sump pits masked and coated around so they keep working.

Basement Floor Coatings Questions

How much does it cost to epoxy a basement floor?

HomeGuide lists basement epoxy at about $1,200 to $20,000 for 300 to 2,000 square feet, which works out to its $4 to $10 per square foot range. Metallic finishes cost more. Moisture treatment and paint removal can add to the total.

Can you epoxy a basement floor that gets damp?

Light moisture vapor can often be handled with a moisture-tolerant primer. If water is actually coming in, that needs a drainage or waterproofing fix first, or the coating will lift.

Will a coated basement floor feel cold?

The coating itself does not change the slab temperature much. Many people add rugs in seating areas and keep the coated floor in laundry rooms, workshops and walkways.

Should I test for radon before coating my basement?

Yes. Iowa HHS reports 71.6% of Iowa homes are above the EPA action level. A coating is not a radon system, so test first and plan any mitigation before the floor goes in.
